Process
Most people who decide to build a home start by hiring an architect. They pay for a full set of drawings (plans, elevations, sections, details) and then take those drawings to a contractor for pricing. Weeks or months later, they discover that what was designed costs far more than they expected. The architect designed for the brief, not the budget. The contractor prices what's in front of them, with no incentive to optimise.
The design gets revised. The budget gets renegotiated. Months are lost. And the homeowner is left managing the gap between what they wanted, what was drawn, and what they can afford.
A DesignFit exists to prevent exactly this.
What a DesignFit is
A DesignFit is a professional land and design assessment conducted by Konn's architects before any construction commitment. It answers three questions that every homeowner needs answered before they proceed:
What can I build on this land? Your land has constraints, zoning regulations, setbacks, buildable area, topography, access. A DesignFit evaluates all of these and designs floor layouts that work within them. You don't get a generic plan. You get layouts designed specifically for your plot, shaped by how you want to live.
What will it cost? Based on the layouts, the site conditions, and your chosen finish level, the DesignFit provides a realistic cost range. Not a rough guess. Not an aspirational number from a contractor trying to win the job. A range grounded in what this specific home, on this specific land, will actually require.
How long will it take? The DesignFit includes a construction timeline based on the scope of the project. From permit to move-in, you'll know what to plan for.
What you receive
The DesignFit deliverable is a comprehensive report prepared by Konn's architects and delivered within 10 days. It includes:
Floor layouts. Custom 2D layouts based on your specific requirements, number of bedrooms, living spaces, kitchen configuration, utilities. These aren't pulled from a catalogue. They're designed for your land and your brief.
Site plan. Your home positioned on your land with access points, parking, garden areas, and setbacks clearly shown. This is where you see how the home relates to the plot, where the entrance is, how vehicles move, where outdoor space falls.
Topography and survey assessment. An analysis of your land's levels, slopes, and survey data. This informs the foundation design, drainage strategy, and any retaining wall requirements, all of which affect cost.
Zoning and regulation assessment. A review of the municipal regulations that apply to your plot, buildable area percentage, height limits, setback requirements, and land use classification. This catches zoning conflicts before they become expensive surprises.
Cost range and timeline. A realistic construction budget range and estimated project duration based on the specific design, site conditions, and finish level.
Recommended next steps. A clear path forward, whether that's proceeding to ArchDesign for full 3D development, adjusting the brief, or further site investigation.
Why it matters
The traditional path (hiring an architect, completing a full set of drawings, then discovering the cost) is expensive, slow, and risky. You commit significant time and money before you know whether the project is financially viable.
A DesignFit reverses that sequence. For a small upfront investment, you get the critical answers first:
Before you hire an architect for a full design. You'll know what fits your land and what the cost range looks like. If the numbers don't work, you've spent a fraction of what you'd otherwise spend on a full set of drawings you can't use.
Before you talk to a contractor. You'll have a clear scope and a realistic budget range. When you do engage a builder, you're negotiating from a position of knowledge, not guessing.
Before you commit emotionally. It's easy to fall in love with a piece of land or a design idea that turns out to be impractical. A DesignFit gives you the facts early, when changing direction is easy and free.
What a DesignFit is not
It's not a full architectural design. It doesn't produce construction drawings, 3D visualizations, or a locked-in price. Those come in the next stage (ArchDesign) where Konn develops the DesignFit layouts into a complete 3D design with a locked-in construction price.
The DesignFit is the foundation. It tells you what's possible, what it costs, and whether to proceed. Everything that follows builds on it.
Who should get a DesignFit
You already own land and want to build. The DesignFit tells you what your land can support and what it will cost. It's the first step toward a real project, not just an idea.
You're evaluating land before purchasing. A DesignFit on a plot you're considering can reveal constraints (slope, [zoning](/blog/buying-land-jordan), access) that affect whether the land is worth buying at all. It's a small upfront investment that could save you from a much larger mistake.
You're living abroad and planning a home in Jordan. A DesignFit is delivered digitally and managed entirely via WhatsApp. You don't need to be in Jordan to start. Your Konn architect will guide you through the process remotely.
You've already worked with an architect and want a second opinion. If you have drawings but aren't sure about the cost or feasibility, a DesignFit provides an independent assessment based on Konn's integrated design-and-construction perspective.
How it works
You order a DesignFit online at konnhomes.com/designfit. After payment, your dedicated Konn architect reaches out via WhatsApp. You share your home requirements through a simple online form and upload any land documents you have, registration deed, land plan, regulatory site plan.
Your architect assesses the land, designs layouts to your requirements, and delivers the complete DesignFit report within 10 days.
If you decide to proceed, the natural next step is [ArchDesign](/archdesign), where Konn develops your layouts into a full 3D design with a locked-in construction price. The ArchDesign fee is deductible from your construction contract if you build with Konn.
